Prices for residential properties in Germany rise fast and according to experts the real estate market might tend to be exaggerated. The reasons for this are on the one hand the sharply increased real estate prices, especially in the five biggest German cities, compared to the income, and on the other hand the relation between rents and house prices. During the past five years, purchase prices for real estate increased significantly compared to rents and are expected to continue increasing.
This development shows that the real estate markets in German conurbations seem to be exaggerated and that properties in top locations do not bring satisfactory yields. Nevertheless there are many investment possibilities in the so-called B and C locations with a very interesting yield-risk ratio.
